Our first visit is right after drywall is taped, textured and signed off, before flooring and cabinets show up. We prime the whole shell then, because primer is the coat that shows every seam and nail pop while the house is still easy to fix. Our second visit is finish coats on walls and ceilings, usually before cabinet install. The last visit is trim, doors and touch up after the other trades are done making dents. Three visits, mapped to your calendar, so paint never becomes the thing everybody is waiting on.

A 2,500 to 3,500 square foot home runs about eight to twelve working days of paint labor total, but that labor is spread across the build. Prime and point up is two or three days. Wall and ceiling finish coats are three or four. Trim, doors and enamel work is another three to five depending on how much millwork is in the plans. Bigger custom homes with high ceilings, coffered detail or specialty finishes take longer, and we give you a day by day calendar with the bid so your other trades can plan around it.

Both, and the choice depends on the surface. Walls and ceilings get sprayed and back rolled, which lays the material down evenly and works it into the texture so the sheen does not flash. Trim, doors and cabinetry get sprayed with an enamel so there is no brush mark or roller stipple. Anything tight to a finished surface, like a wall meeting new tile, gets cut in by hand. Spraying alone is faster but back rolling is what makes the wall hold up when the afternoon light rakes across it.

Yes. Send the color schedule and we order the material to those exact formulas from the manufacturer the spec calls for. If the schedule lists a color from one brand and you want another brand for durability, we will tell you how close the match really is instead of promising it is identical. We also spray sample boards or a section of actual wall so the designer can approve the color under the lighting that will be in the house, which matters because LED trims shift a color noticeably.

New stucco needs to cure before it takes paint, generally around 30 days, and we test the surface rather than guessing. Once it is ready we spray a masonry primer, then two coats of an elastomeric or high grade acrylic depending on the exposure. Fascia, eaves, garage doors, railings and the front door all get their own prep and product. On coastal projects in Santa Monica, Malibu or Marina del Rey we spec coatings rated for salt air, because a builder grade product will chalk within a couple of seasons out there.

We do, and we would rather find the items than have your buyer find them. Before final inspection we walk the whole house with your superintendent, flashlight in hand, and mark anything that needs another pass. We also leave labeled touch up kits for every color in the house so the homeowner or your warranty crew has the exact material a year down the road. If something shows up during the warranty walk that is on us, we come back and handle it.

Absolutely. Plenty of our new construction work is for homeowners building their own place, sometimes for the first time. In that case we spend more time explaining the sequence, what has to happen before we can start and what decisions you need to make and when, like picking trim sheen before the enamel order goes in. You get the same schedule and the same finish, just with more hand holding through the parts that are new to you.
