Our Process

We do it the right way

A high-end finish is mostly prep. On every interior and exterior house painting job in Santa Monica, Brentwood and Pacific Palisades, we start by power washing the dirt, grime and algae off the walls so the new coating can bond the way it should. Then we spend the first part of the project protecting your home and fixing what's under the paint. We cover floors, move furniture to the center, mask off fixtures, scrape and repair stucco, patch drywall, caulk gaps and spot prime bare areas. That's the part you never see, and it's the reason the finish lasts.

Step 1

We cover everything first

Before a drop of paint moves, floors get runners, furniture gets pulled to the center and wrapped, and hardware, lights and landscaping get masked off. Your home stays livable while we work in it.

Step 2

Stucco gets scraped and repaired

Salt air off the coast is hard on stucco. We scrape loose and chalky areas down to sound material, patch cracks and blown-out spots, then match the existing texture so the repair disappears once it's coated.

Step 3

Drywall patched and sanded flat

Nail pops, hairline cracks and past repairs get cut out, taped, floated in thin coats and sanded smooth. We check the walls with a light held at an angle, because that's where sloppy patching shows up later.

Step 4

Clean, caulk, prime, then paint

Surfaces get washed, glossy areas get scuff sanded, gaps get caulked and bare spots get spot primed. Only then do we start finish coats, and we walk the job with you at the end for a punch list.

How much does it cost to paint a house on the Westside?

Every job is priced from what we see in person. Square footage matters, but the bigger drivers are prep, repairs, access, and the products you choose. A single room with smooth walls and one color change is very different from a full exterior with stucco repair, wood rot replacement, and three coats of coastal grade paint. We walk the property with you, measure the surfaces, note the repairs, and send a written estimate that breaks out labor, materials, and the schedule. Nothing gets added later unless you ask for it.

How long does a typical painting project take?

Most interiors run two to five days for a few rooms, and a whole house repaint usually takes closer to a week. Exteriors on a typical Westside home run five to eight working days, not counting weather delays. Larger estates, heavy prep, or stucco and dry rot repairs can stretch that. We give you a start date and a day by day outline before we begin, and we call if rain or extra repairs push the schedule.

What kind of prep work do you do before painting?

Prep is where a high end finish is really made. Inside, we move furniture to the center, cover floors wall to wall, mask trim and fixtures, patch holes and cracks, sand glossy spots, caulk gaps, and spot prime bare areas. Outside, we power wash first, then scrape loose paint, cut out bad stucco, replace rotted fascia or trim, re-caulk windows and doors, and prime every bare patch. Only when the surface is solid and clean do we start the finish coats. Skipping any of this is why cheap paint jobs look tired after one season.

Do you handle both interior and exterior painting?

Yes. We paint walls, ceilings, trim, doors, cabinets, and exteriors, and we also repair drywall, stucco, and concrete before we coat them. That matters because one crew can handle the whole property instead of you coordinating a painter, a plasterer, and a handyman. It also means the color and finish stay consistent from the kitchen cabinets to the front door.

Are you licensed and insured?

Yes. We carry a valid California contractor license, general liability insurance, and workers compensation. Our lead renovators are also EPA Lead-Safe certified, which matters for homes built before 1978. We can email you the certificates before the job starts so you have them for your records and your HOA if they ask.
