Our Process

Office work is about staying out of the way. Here is how a building repaint runs so tenants barely notice we were there.

    Walk the building floor by floor

    We look at lobbies, corridors, stairwells, restrooms, suites and the exterior, then note what needs patching before anyone talks color.

    Scope written by area

    The bid breaks out common areas, individual suites and exterior work so ownership can approve it in phases if the budget calls for that.

  3. 3

    Phasing that respects tenants

    We paint one wing or one floor at a time, mostly after hours, and give building management a notice sheet to post for tenants.

    Protect the finishes you keep

    Carpet gets papered and taped, workstations and copiers get covered, elevator cabs get padded and door hardware gets masked.

  5. 5

    Patch, prime, then paint

    Anchor holes, corner bead dings, water stains and old texture all get repaired and spot primed so the new coat reads even under office lighting.

    Night walk and touch up

    Management walks the finished area with us, we mark anything that needs another pass and handle it before the next shift starts.

Office Painting FAQs

Can you paint while the building stays occupied?

Yes, that is most of what we do. Common areas like lobbies, corridors and stairwells get painted in the evening or on weekends so nobody is walking through wet paint on the way to a meeting. Vacant suites can be painted during the day. We phase the work floor by floor or wing by wing, and we give building management a simple notice tenants can read so everyone knows which areas are active on which nights.

How do you handle paint smell in an office?

We use low VOC and zero VOC coatings for interior office work, which cut the odor down dramatically compared to older products. We also run air movers and keep the HVAC coordinated with your engineer so air is moving the right direction. In practice, a suite painted at eight at night is comfortable to work in by the next morning. If somebody in the building has real sensitivity, tell us up front and we will schedule that area for a Friday night so it has the weekend.

How long does an office suite take to paint?

A single 2,000 to 3,000 square foot suite with walls, doors and frames is usually two to three nights, including patching. A full floor of common corridors runs three to five nights depending on length and how much drywall repair is in the scope. Building exteriors depend on height, access and whether we need lifts or swing stage. You get a night by night calendar with the bid so ownership can see the whole timeline.

Do you handle drywall repair and water stains too?

Yes. Offices collect anchor holes, corner bead dents from carts, and ceiling stains from old roof or plumbing leaks. We patch and sand the drywall, and stains get a stain blocking primer before paint so they do not ghost back through in six months. If a ceiling tile is damaged beyond patching we will tell you rather than painting over a problem.

Can you send a certificate of insurance to our landlord?

Yes, and we do it before the job starts. Most Westside office buildings require a COI naming the owner and management company as additional insured, plus specific liability limits. Send us the requirements with the bid request and we will have the certificate issued during scheduling so it is never the thing holding up your start date.

How do we pick colors for a whole building?

We usually start with a neutral base for corridors and suites that will not fight future tenant furniture, then add one accent color in the lobby or elevator lobbies to give the building some identity. We paint sample sections on the actual walls so you can look at them under your own lighting, which matters a lot in an office where fluorescent or LED light shifts the color. If ownership has a brand standard, we match it.

Do you paint the building exterior as well?

We do. Stucco, concrete, metal panel, doors, railings and parking structures are all part of our exterior work. Coastal buildings in Santa Monica and Marina del Rey take a beating from salt air, so we power wash, repair stucco cracks, replace failing caulk and use coatings rated for that exposure. We schedule exterior work to keep entrances and parking usable throughout.
