How long does exterior painting take?
A typical single family home on the Westside takes four to eight working days from power wash to final walkthrough. That can stretch if we find dry rot, need extensive stucco repair, or if the house has a lot of trim, railings, and shutters. We inspect everything during the estimate and tell you the realistic timeline before we start, not after we are halfway up a ladder.
What time of year is best to paint outside?
In Santa Monica and the surrounding areas, we can paint most of the year. The main thing we watch is moisture. We wait for the marine layer to lift and the surface to feel dry, usually starting late morning, so the coating cures properly. We also skip rainy days and reschedule rather than rush a coat onto a damp wall.
How often should a coastal home be repainted?
Stucco in this climate usually holds up for seven to ten years if it was prepped well. Wood siding, fascia, and trim, especially on west and south facing walls, can need attention every five to seven years because of the sun and salt. If you are seeing chalky residue, cracks, or bare patches, it is time to have us take a look before water gets behind the surface.
Do you power wash before painting?
Yes, every exterior repaint starts with a thorough wash. Salt film from the ocean, dust, spider webs, and mildew all sit on the surface and stop new paint from bonding. We let the house dry completely, sometimes overnight, before we start scraping and priming. Painting over a dirty wall is the fastest way to make a new coat fail.
Do you repair stucco and dry rot?
We do. Hairline cracks get opened up, patched, and hand textured to match the surrounding wall. Badly damaged stucco gets cut back to solid material with new paper and lath as needed. We also replace rotted fascia, trim boards, and window casing before primer goes on, so the paint has something sound to stick to.
What kind of paint do you use outside?
We use professional grade exterior coatings from Sherwin Williams and Benjamin Moore, selected for the surface and the coastal exposure. Stucco gets a breathable elastomeric or acrylic finish, wood siding gets a durable satin, and trim gets a product that flexes with temperature swings. We pick the sheen and formula based on what will last, not what is cheapest.
Will my plants and windows be protected?
Yes. We mask windows, light fixtures, rooflines, and hardware, and we cover plants, patios, walkways, and driveways before any sprayer comes out. We use drop cloths, paper, and plastic where it makes sense, and we pull all the masking and haul away debris the same day we finish. Your yard should look the same as it did when we arrived, just with a freshly painted house behind it.
