Local Painting Guide
Big Properties, Hot Sun, And Paint That Has To Keep Up
Hiring house painters in Hidden Hills is a little different than hiring for a city lot. The homes sit on acre plus parcels behind a gate, the sun beats down harder than it does at the beach, and the job usually includes more than the house. Barns, guest quarters, pool houses, and fence line all get painted at some point, and it saves you money to do them together.
Heat is the thing people underestimate. Summer afternoons out here run twenty degrees warmer than the coast, and south and west walls take that all day. Cheap paint chalks, dark trim fades, and the film gets brittle years before it should. We use exterior coatings rated for that kind of exposure and we schedule the hot elevations for morning so the paint is not flashing off before it can level out.
Fences, Barns, And Everything Past The Driveway
Rail fencing is its own project. Hundreds of feet of it, three or four rails high, weathered on the sun side and mildewed on the shade side. We wash it, treat the gray wood, then spray and immediately back brush so the coating gets pushed into the grain instead of sitting on top. That is the step that decides whether it looks good for two years or eight.
Barns and equipment buildings get the same honest treatment. Rusted hardware, hinges, and metal roofing edges get cleaned and primed for rust before anything pretty happens. If we find dry rot at a post base, you hear about it with a photo, not after the fact.
Working Behind The Gate Without Being A Nuisance
We send the crew list and vehicle plates ahead of time, keep the same painters on your job, and park where you tell us to park. Around horses we go with quiet compressors, low odor products, and no spraying near the stalls when the wind is moving that direction. Every evening the site gets picked up, hoses coiled, and gates closed behind us.
A full exterior with fencing usually runs two to three weeks out here. Interiors land closer to one to two weeks depending on ceiling heights and how much of the house stays occupied. You get both dates in writing at the estimate, plus a text if anything moves.
