What It Takes To Paint A Home Above Sunset
Homeowners looking for house painters in Bel-Air are usually not shopping on price. They want to know the crew can get up a canyon road, work around a household, and leave behind a finish that looks like it belongs on the house. That is a fair thing to ask, and it is the part most companies gloss over.
The neighborhood is really several neighborhoods. East Gate has older Mediterranean homes packed onto curving streets with almost no shoulder to park on. West Gate and Moraga sit on wider hillside lots where the back elevation might be two stories above grade. Bel-Air Crest is behind its own gate with its own rules for contractor hours. Stone Canyon and Roscomare are shady and damp in the morning, which changes when we can start coating. We price each of those situations for what it actually is.
Hillside Walls, Deep Eaves, And Old Millwork
Most of the failure we find up here is in three places. Stucco that has cracked as the hill settled, wood fascia and eaves that dried out under years of sun, and window sashes on original steel or wood frames. None of those get better with another coat over the top. Cracks get opened, filled, and textured back. Dry wood gets sanded and sealed. Steel gets rust treated before primer.
Inside, the millwork is often the whole job. Paneled studies, coffered ceilings, and stair rails need to be sanded between coats and sprayed or laid off by hand, depending on the profile. A rushed brush job on a carved rail is obvious from across the room.
Working Around The People Who Live There
Almost every home up here is occupied while we paint, and often there is staff, a designer, or a property manager involved. We set a start time that suits the house, keep one point of contact so you are not fielding questions from five people, and finish each day with floors clear and dust contained.
A full exterior on a large hillside property generally runs three to five weeks with repairs included. Interiors depend entirely on the millwork, so we walk the rooms and give you a real number instead of a guess. Either way you get a written schedule, and you hear from us the same day if anything moves.
