The Palisades Rebuild
Paint Is On Your Critical Path
If you're rebuilding in Pacific Palisades, painting isn't a last minute call. It lands right after drywall, at the same time as millwork, doors, and cabinets. Miss that window and the whole house waits. This page covers new construction painting in Pacific Palisades for owners and GCs who want the rebuild painting scheduled before it turns into a holdup.

That gap between homes going up and homes getting signed off is where finish trades get squeezed. Hundreds of houses will hit drywall around the same time, and the painters with open dates will go fast. Getting on the calendar early is the easiest way to keep your move in date.

Week By Week Paint Calendar
A typical single family rebuild, counted from drywall nailing inspection. Your actual dates go in the written schedule we send.
| Week | Other Trades | Paint Scope |
|---|---|---|
| Week -2 | Before drywall hangs | Send plans and finish schedule. We confirm colors, sheens, and spray vs. brush areas. Stucco color samples go up on the wall. |
| Week 0 | Drywall nailing inspection | Book your paint start now. We walk the house, flag soffits and tall walls, and lock the crew dates. |
| Week 1-2 | Tape, mud, and texture | We check Level 4 or 5 areas with a work light before primer. Stucco brown coat cures outside. |
| Week 3 | Drywall complete | Mask floors and windows, spray primer, then first finish coat on walls and ceilings while the house is empty. |
| Week 4 | Doors, millwork, cabinets set | Caulk and fill trim, spray enamel on doors and casings. Cabinet finish if it's in our scope. |
| Week 5 | Stucco color coat / exterior | Approved color coat or paint on stucco, fascia, eaves, and garage door before the scaffold comes down. |
| Week 6 | Fixtures, flooring, hardware | Final wall coat after other trades leave. Punch walk with the super, then touch up kits labeled by room. |

Interior Spray Timing
Book At Nailing, Not At Final Mud
The best time to call a painter is the day drywall nailing passes inspection. That gives us two to three weeks to confirm colors and sheens, order product, and line up crew. When the last coat of mud is sanded, we mask and spray primer and first coat on walls and ceilings while the house is still empty.
Spraying before trim and flooring means faster production and cleaner lines. We come back for final coats after millwork, cabinets, and hardware are in.

Stucco Color & Texture
Sign Off Before The Scaffold Comes Down
Scaffold rental adds up, and taking it down twice hurts. We put real sample panels on the house showing the approved texture with the color coat or paint on top. Owner and architect sign off in daylight, and the product and color go in writing.
New stucco needs time to cure before paint, so we test the wall instead of guessing. Fascia, eaves, and upper trim get finished while the scaffold is still up.

Palisades Rebuild Painting FAQs
When should I book interior paint on a Palisades rebuild?
Call us around the drywall nailing inspection. That gives us about three weeks before tape and texture wrap up, which is enough time to confirm colors, order material, and hold crew dates. Waiting until drywall is done is the most common reason a house sits empty for a week.
How does stucco color get approved before the scaffold comes down?
We put up sample panels with the real texture and color on the side of the house, not a chip. The owner and architect sign off in daylight, and we note the approved product on the schedule. That way nobody is asking for a color change after the scaffold is gone.
What's different about a new construction finish package versus a repaint?
On a new build we spray primer and finish into an empty house, coordinate with millwork and cabinet installers, and finish with a punch walk and touch up kits. A repaint is mostly prep around an existing home. New work moves faster per square foot, but the timing with other trades matters a lot more.
Do you work directly with general contractors?
Yes. Most of our rebuild work comes through GCs and owner's reps. We send a written schedule your super can forward, show up on the dates we agree to, and keep one lead on site from primer to punch list.
What do you need from me to write a finish schedule?
Plans, your finish schedule or color list if you have one, and the expected drywall date. Send those and we'll come back with a week by week paint calendar and a written price.
